我昨天一個人在崛江閒晃 然後就被請上去做問卷調查 做完問卷之後就強迫推銷他們一瓶絲瓜露 都會說是特價300元，那個味道我聞了很不喜歡 (最近剛好有想要去做臉就姑且聽了他們說說看) 接著他們就會說： 「我們現在有一個促銷要有緣人結緣，原價是13000元現在有活動只要10000元 凡購買一套產品就會送你做24次的美容課程」 如果你說不要，他會請你去體驗看看他們所謂有療效的儀器10分鐘 然後會把你的臉畫一半，就塗塗抹抹之後就會說效果不錯吧(大部分的人會說還不錯) 接著就會繼續說：那現在我請組長幫你配產品囉 就會拿出好幾瓶保養品，就會說我們分工合作要你幫他打開產品 如果你這時候打開產品了，你就萬劫不復了(我立刻地說不要打開)， 接著你如果說不願意再繼續他們就會說： 「這樣我們會很難做阿，體驗了公司就會配一套儀器下來 至少要買3000元的課程，我會特別多送你，讓你做6堂 我們原價一堂是1200喔!!」 後來我付了3000，最後想想不對，討價還價之後只要還了2400元 算是花錢買教訓... 就算你說你沒錢，他們還是會一直盧一直盧，一直要你掏錢出來買 很恐怖的行銷手段，希望不知情的朋友，看到這篇能夠有個警惕!! -- ※ 發信站: 批踢踢實業坊(ptt.cc) ◆ From: 1.172.228.132

璟都過去在平鎮,桃園市,龜山,蘆竹推過不少案...
這次在青埔特區的推案算是第一次,
也可說是第一次在大園鄉境內推案.

基地座落在青峰段313,
剛好是A17捷運站正對面,
目測步行捷運站入口距離約100~150m內
未來步行去搭機場捷運非常非常的方便

基地方正,大小約近1710P
住家室內坪數分別為:43P,50P,52P,61P,64P
一率為3房~4房標準格局
看下來也蠻適合一般家庭自住的所需空間坪數,
戶數單純僅112戶住家+8戶店面
停車位共215個

因為國際機場航高限制的因素
(這個永遠不會開放,除非航空城不玩且桃園國際機場廢掉)
所以不能蓋高
這也是A17的天生宿命
但是這也是A17的透天相對能與大樓抗衡之處

緊鄰領航南路的樓高約6F,後棟面中庭的樓高為7F,而地下只有到B2
臨領航南路立面採全棟崗石,建材跟配備還算不差
銷售團隊是太璞行銷,所以理面的銷售人員大多稍微有點年紀
成交價大概如之前magic講的...跟華爾道夫NO2差不多

目前還在預訂階段,開放預訂約已經一個多月了...
用屁股想就知道...短線投資客第一件事情就是去訂43P...
所以帝一莊的43P跟50P看來有不少單位已經被挑走了...

另外個人推論
帝一莊的價格
打個7.5折...
差不多就是距離A17捷運站350m青埔市的天花板價格
(若有人出價破這條天花板線,那代表帝一莊調漲後一定會被秒,這是波動效應)

理由:
1.預售屋VS五年成屋價差約8折
2.帝一莊建材好很多
3.帝一莊地段比青埔市更好

看過仲介那邊很多青埔市投資客現在就妄想要把青埔市賣三字頭以上
我只能說...時機還未到...

女10樓縱身跳下　倒臥血泊斷魂

【黃仲瑜／新北報導】昨天深夜11時許淡水地區發生一起跳樓自殺案件，患有憂鬱症的林女(49歲)，從住家10樓縱身一跳，倒臥社區中庭血泊中，救護人抵達後女子已經氣絕身亡。
 
警方調查表示，女子患有憂鬱症，友人透露林女近來情緒一直不是很穩定，晚間9時許才被朋友送回家，沒想到返家後竟從住家10樓跳下身亡，警方現場初步排除他殺，未發現婦人有留下遺書，將再釐清林女自殺原因。

大陸國家統計局9日公布，2013年1-7月商品房銷售面積6億1,133萬平米、年增25.8%，增速較1-6月回檔2.9個百分點；其中，住宅銷售面積年增27.1%。1-7月商品房銷售額3兆9,549億元、年增37.8%，增速較1-6月回檔5.4個百分點；其中，住宅銷售額年增39.9%。

大陸1-7月全國房地產開發投資4兆4,302億元、年增20.5%，增速較1-6月提高0.2個百分點。其中，住宅投資3兆0,318億元、年增20.2%，增速回檔0.6個百分點，占房地產開發投資的比重為68.4%。

大陸1-7月房地產開發企業房屋施工面積56億8,681萬平米、年增16.2%，增速較1-6月份提高0.7個百分點；房屋竣工面積4億1,643萬平米、年增7.9%，增速提高1.6個百分點。1-7月大陸房地產開發企業土地購置面積1億8,717萬平米、年減1.4%；土地成交價款4398億元、年增14.7%。截至7月底，大陸商品房待售面積4億4,274萬平米，較6月底增加543萬平米。

1-7月大陸房地產開發企業到位資金6兆6,831億元、年增31.5%，增速較1-6月回檔0.6個百分點。

金管局近期罕有地連續兩星期，對銀行貸款情況表示關注，尤其是當局管不着的財務公司（俗稱財仔），懷疑銀行借錢予財仔再濫借出去，令已收緊的按揭風險加劇。
自從辣招一出，銀行按揭生意無啖好食。本刊調查發現，原來近期銀行界新興了一種叫「 sub-mortgage」（再按）的按揭模式。當業主把物業抵押給財仔借錢後，財仔會將手上一籃子物業捆綁，再抵押予銀行借錢擴展業務，形式就如「按中按」。其中在物業一按市場極進取的財仔康業信貸及 GIC環球信貸，大造這類「再按」；幕後泵水者，竟是東亞銀行（ 23）。亦即東亞兜個靚彎，便繞過了金管局，大模廝樣在樓按市場搵食。
現時猶如「港版影子銀行」的財仔，已開到成行成市，名字千奇百趣，如「疊水」、「醉瓊樓」等，辦公室是唐樓天台或商場死場一角。究竟底子是否豐厚、財政是否穩健，往往爆煲才知。

全球最重要摩天樓 101入列

台北101雖然已經失去世界最高大樓寶座，不過她的代表性和建築美感，仍在建築史具有重要地位，因此被列入美國有線新聞網CNN和美國KPF建築事務所，最新公布的全球25座最重要摩天樓之一。

璀燦煙火照亮整個夜空，台北101不但是民眾跨年指標性地點，也是台灣最具代表性的建築之一，現在更被美國有線新聞網CNN和全球最大建築公司之一KPF，選為全球25棟最重要摩天樓之一。說明中特別指出台北101有如竹子的外觀，具有濃厚中華文化意味，而她也卻下多個世界第一，包括2004到09年全球最高樓，第一樓超過五百公尺的大樓，以及有每分鐘爬升1010公尺世界最快速的電梯。

而入選的25棟摩天大樓中，美國入選四棟包括剛落成不久的紐約世貿中心一號、老字號帝國大廈和克萊斯勒大廈以及舊金山的泛美金字塔，另外中國大陸包括香港澳門也有四棟進榜，分別是上海環球金融中心、有如跑者姿態的北京的央視大樓、香港的中國銀行大廈以及有如火樹銀花的澳門新葡京酒店。另外外觀相當特別，有如一艘船停在三棟大樓上的新加坡濱海灣金沙酒店也名列榜中，而在東京有如蟲繭的Mode學園蟲繭大廈，以及之前曾批評世界最醜建築的平壤柳京飯店，也都在這次25座重要摩天樓名單中。

痘痘的問題，怎麼消掉痘痘和痘疤

我也是會長痘痘
長到真的不知道該怎麼辦
真的很醜出門都想戴口罩出門了
