高雄市地政局今(2)日公布7月份買賣移轉棟數，月增近2成，其中又以三民區買氣最旺。房仲分析，主要是基期低影響，故月增幅表現相對亮眼，不過因QE是否退場仍是未知數，加上奢侈稅延長議題在7月下旬才拋出，推測政策、經濟影響恐在8月發酵。

進一步從各行政區表現來看，則以三民區644棟奪冠、鼓山區與鳳山區分別也有539棟及496棟分居次。台灣房屋智庫市場經理劉志雄表示，7月高雄市交易熱區除了鳳山區微幅下滑外，大致呈上漲格局，顯示在各區在利空因素鈍化之後表現立刻回穩。

劉志雄說，接下來高雄房市重點，除觀察買賣移轉棟數能否站穩4000大關，以及豪宅林立的鼓山區、平價有潛力的鳳山區、交通利多的三民區是否持續成長，進而成為房市火車頭帶動整體買氣，都是相當關鍵的指標。

中信房屋高雄區域中心經理楊進忠則說，受到奢侈稅兩年持有年限到期影響，讓市場瞬間釋出大量物件，進而帶動買氣增溫。他表示，目前高雄市中心多以電梯大樓最為熱銷；而鳳山等區則以透天屋最受歡迎。

住商不動產高屏澎區經理林祺博表示，近年來三民、鼓山、鳳山、左營等四區一直是高雄交易熱區，中古市場活絡外，區域內也有不少新案推出。他說，雖然近幾個月來高雄中古屋買氣轉弱，和奢侈稅政策不確定有很大的關係，加上高雄房價已經來到高點，也讓投資者躊躇，不過有新案陸續交屋下，即使中古市場遲滯，但仍不影響交易熱況。

永慶房產集團研究發展中心經理黃舒衛指出，7月高雄建物買賣移轉棟數達4,353戶，僅次於今年5月單月創新高。其中南高雄三民區成為熱銷冠軍，主要原因不外乎區域生活機能成熟，且位居南高雄中心位置，交通往來便利，居住人口密集，因此交易量相對穩定。

至於北高雄鼓山區和楠梓區表現也不遑多讓，黃舒衛說，左營與鼓山區在重劃區新成屋房價的引領之下，楠梓區房價相對親民，尤其捷運油廠國小至都會公園站點附近，房市詢問度相對熱絡，以今(2013)年觀察5月與7月交易量都超過450戶以上。

【綜合報導】根據21世紀經濟報導指出香港首富李嘉誠，似乎正逐漸「離港，將資產西移，到目前為止，約半數的公司資產已轉移至歐洲，3年累計海外併購額高達1445億港元。

2010年，以長子李澤鉅為先鋒，長江基建、電能實業和李嘉誠基金會合作，斥資58億英鎊，從法國電力公司(EDF)手中買下英國電網業務，不到1年，長江基建再次出手，花費24.1億英鎊收購英國水務公司(Northumbrian Water Group)，10個月後，長江基建高調出擊，以6.45億英鎊收購英國配氣網絡Wales &West Utilities(WWU)，三項業務的企業價值合共超過125億英鎊。

短短2年內，長江集團一躍成為英國最大的單一海外投資者，歷史投資總額超過300億英鎊。單在基建方面，長江集團為英國1/4的人口提供配氣服務，旗下的英國電網掌控英國30%的電力供應，去年收購的英國水務公司 (Northumbrian Water)則為超過7%的英國人口提供飲用水。

今年6月，李嘉誠更將觸角伸到歐洲其他國家，由控股母公司長江實業牽頭，豪擲97億港元收購荷蘭最大的廢物轉化能源公司AVR共計35%的股權。

相比之下，在香港，李嘉誠3年內僅有兩次參與併購。2010年，和黃從華潤集團手中耗費57億港元增持國際貨櫃碼頭的權益。今年3月7日，和記港口信託再次支付39億港元收購亞洲貨櫃碼頭股權的所有權益。

再以資本開支為例，和黃前6個月共計支出110億港元，投到歐洲地區的就有76億港元，占比高達69%。期內，香港與內地合共14.3億港元，甚至還不如亞洲其他地區的開支(20億港元)。

若計算資產和負債，歐洲總資產為3516億港元，占比44.5%。單一歐洲3集團負債累計1251億港元，若加上基建、港口和零售業務，歐洲債務總量超過集團總負債的一半。

專家分析，李嘉誠寧可忍受連續8年的虧損(2003年-2011年)也要繼續投資歐洲3G業務，這已充分證明了歐洲在他心中的地位。

而且高槓桿的財務投資出現在歐洲，則預示這場資產西移的過程還遠未結束。

二○二五年，台灣每五人就有一人是老人。康健雜誌今天發表報導紀錄短片，借鏡韓國經驗，呼籲台灣更多企業加入照顧老人的行列。

康健雜誌舉行「高齡台灣、照顧我們所愛的人」報導紀錄短片首播，馬英九總統夫人周美青也與會觀賞。

韓、日照顧長者走在台灣前頭。康健團隊走訪日本茨城縣水戶市御多福日間照顧中心，由小學生擔任照護員，陪阿公阿嬤玩遊戲、按摩、協助工作人員；且是用瓷盤用餐而非避免打破的鐵碗，老人家每天去的是有兒童笑聲的地方，不是冷冰冰的機構。

日本十三年前已實施長期照顧保險，這家日照中心也推「照護預防」創新做法，照護員會帶領老人按摩喉部，練習喉嚨肌肉，幫助吞嚥順利，避免老人吃東西噎到，感染肺炎，以配合政府降低長照保險支出政策。

我是今年末代基測生 登記分發 上了基隆高中

中廣新聞網 – 

宜蘭是台灣歌仔戲的發源地，為了讓來自各地的遊客也能有機會在宜蘭童玩節認識歌仔戲，今年特地在野外劇場安排歌仔戲的表演。

宜蘭縣政府文化局長林秋芳表示，歌仔戲是宜蘭縣重要的傳統文化資產，童玩節是大型的國際盛事，一定要將歌仔戲帶入童玩節的舞台，在這裡萌芽茁壯，也藉此讓各地的遊客能一睹歌仔戲的風采。

蘭陽戲劇團及台灣戲劇館傳習班致力於推廣歌仔戲曲文化，今年特別與宜蘭縣同樂國小及慈心華德福歌仔戲社團的學生合作，參與童玩節的演出，希望將歌仔戲的種子散播出去。每週三、六的上午11點及下午1點，在童玩節的野外劇場，都能欣賞到小朋友精湛的演出。
