法拍凶宅變宿舍　你敢住嗎？

時間會淡忘一切，包括「凶宅」，你相信嗎？104法拍屋點交組經理何文水處理凶宅法拍經驗豐富，除幫投資人以市價5~6折標下，還能替業主規劃後續出租、轉賣細節，從業11年，已是另類法拍物件達人。
 
何文水直言：「大家都以訛傳訛，把凶宅法拍講得很可怕，其實很多是空屋，有些還打掃得很乾淨！」近年法拍物件少，台北市法拍凶宅已和市價相去不遠，甚至出現「衝上拍」(價格超越前1拍底價)狀況，新北市約為市價85~9折，「凶宅不怕賣不掉，只是脫手時間拉較長。」何文水建議，取得成本在市價7折內，都可考慮。
 
曾有投資人抱怨拍下凶宅出租不易，「我建議他先上網，Po出免費讓基督教或天主教徒試住，結果來了一堆人，之後再從中挑選房客。」更妙的是，何文水也曾幫業主規劃為員工宿舍，「對方開工廠，員工剛好都是外國人。」（王筱君／台北報導）
